Zero Risk Real Estate Investment In Hyderabad

I can confidently stress the above point without any hesitation. Nowadays the trend created by Telangana Government will speak about the facts. In any place, real estate growth is directly proportional to the employment opportunity plan by the Government to the private, public, service sectors, and many other reasons.

Buying a plot for investment is a wise decision than any other option like an investment in gold or fixed deposits in the bank, post office or debentures or share market etc. The below depict will clear your confusion and ensure you.

DTCP open plots are called as Investment plots.
Being an investor first you have to decide your term plan.
In real estate, I will categorize the DTCP plots of investment plans into 3.
1.    Short term investment: 
An Investor should hold the plot for a minimum of 5 years.
According to the present trend in real estate in 5 years, 2x returns will be guaranteed.
2.    Middle term investment: 
An investor should hold his plot for a minimum of 10 years.
According to the present trend in 10 years, 5x to 8x returns will be guaranteed.
3.    Long term investment: 
An investor should hold his plot for 20 years.
According to the present trend in 20 years, 10x ~ 15x returns will be guaranteed.
Consider the following factors before buying a plot.
1.    An emotional feeling:
In most families investment in the plot is not only for money. It is for their future plan and hassle-free life. This investment will be useful for future dream plan or goal fulfillment.
Similarly, it's not only for self-care, often investment plans for their loved ones.
2.    Location:
This point plays a significant role in ROI and the right growth. 
If you chose the right venture in the right location the value of your investment will grow through dusk and dawn. 
Don't opt for unauthorized locations or unapproved areas even if they are at a cheaper rate. For example, don't buy a residential plot in the industrial zone/ 111GO zone / Reserved zone ( Cantonment or HADA).  You can check the venture in which zone in hmda.gov.in 
Always choose the venture which is having decent road access, electricity, groundwater, drainage system etc
3.    Financial affords:
As per your individual financial strength, decide your budget and plan for the size of the plot, facing, venture etc. If your capital is low, it is better to mobilize your money from other sources. For example redeem the bank fixed deposits (very less % of interest), sell the excess gold, sell the stocks etc.
4.    Size of the plot, facing & other benefits:
WRT your budget decide the size, facing of the plot (East / North or Corner), the width of the road, near to commercial shops, Vaastu etc. In addition, consider soil and topography factors also.
I would suggest you go for smaller plots. If your capital is high instead of buying single big plot go with a couple of smaller plots. If you want to go with a single big plot see the option to divide that big plot into 2 or more smaller once while selling in the future. 
Generally, it is easier to sell a smaller plot than compared to a big one.
5.    Return Of Investment (ROI):
As I said earlier investment in DTCP open plots is a wise decision than any other investment.
Consider the previous 20 years per square yard rate history from Sub register office, MRO or Panchayat office officials. Also, consider the present and upcoming development plans from the State and Central Government in the area of your choice.
Discuss with real estate financial advisor and forecast the growth rate in the short term/middle term/long term
6.    Builder selection:
The credibility of the builder is a very important point. Consider the complete history of the builder or real estate company credentials and genuine reviews. So that you can figure out the reputation of the builder. Once you decide on the builder ask for the facilities which will be provided. For example, venture maintenance tenure, plantation,  security system, any resale option or support, etc
7.    Legal documents:
Collect all the legal documents copies ( Title deed, 30years of EC, Property TAX receipts, NALA, DTCP/HMDA approvals, etc ) from the buyer before buying a plot.
Do your inquiry and take legal advice from the professionals or consult an advocate who is SME in real estate to evaluate the facts. Please remember the golden rule is that do not rush to buy a plot even if the deal seems to be an opportunity.
